The moving process always comes with numerous responsibilities; we get a lot of questions from our tenants about what to expect, and we've created these checklists to provide a clear overview for our tenants. Move-in Checklist
First Month's Rent & Security Deposit
You'll need to pay the first month's rent and a security deposit to secure your new lease. Please confirm the amounts with our team before the lease signing.
Move-in Inspection
We will set your move-in date at the lease signing and provide all necessary information about your first inspection visit.
Utilities
Place utility accounts for the rental home in your name promptly to avoid losing access to your utilities. You are responsible for keeping your accounts in good standing throughout the duration of your stay in the property, in accordance with the terms of your lease.
Move-out Checklist
Notice of Intent to Vacate
Planning to move out of your rental home? You'll need to provide written notice of your intent to vacate the premises. Remember, you are responsible for paying rent through the legal end of your lease, even if you leave before this date. Refer to your lease for more information.
Property Condition
You'll need to bring your home back to rent-ready condition before you hand in the keys. Please be sure to address all of the following:
- Rental Cleaning: Start by decluttering and removing all personal items. Deep clean the kitchen, including appliances, countertops, cabinets, and sinks. Scrub bathrooms thoroughly, focusing on showers, toilets, mirrors, and floors. Vacuum and mop all floors, and don’t forget to clean baseboards. Wipe down windows, blinds, and light fixtures.
- Repairs: If any damage has occurred during your rental home during your stay, please take the necessary steps to address these issues; this incudes patching nail and screw holes, repainting discolored walls, and replacing broken glass.
Security Deposit
We will perform a final inspection after your departure. If we identify any new damage in the property, we will schedule repair visits to address these issues. Costs for these visits will be deducted from your security deposit. If there are any unpaid balances or fees owed on your account, your deposit may also be used to cover those.
Your deposit will be returned to you, along with an itemized statement, in accordance with California law.
Please note, you cannot use your security deposit to pay your final rent payment. Failure to pay your final rent bill may result in adverse credit reporting and legal action.
